I’m Bill Hyland, founder of AnnapolisCondos.com and an associate broker with Anne Arundel Properties. Since 2010, I’ve worked almost exclusively with condominium and townhome buyers and sellers in Annapolis, with a particular focus on waterfront and downtown communities.

That focus has led to a detailed understanding of pricing trends, building differences, association structures, and the factors that shape both the purchase and long-term ownership experience.


How I work with buyers

My approach is practical and direct.

Buyers have real-time access to Bright MLS listings, including active and coming-soon properties, and benefit from guidance that goes beyond the unit itself: community rules, reserves, amenities, association health, and resale dynamics all matter over time.

There’s no sales pitch. My role is to provide clear advice and an honest perspective, whether a buyer is ready to move quickly or still exploring options.


Experience that supports better decisions

Before entering real estate, I served in the U.S. Air Force, and practiced law for 18 years. That background informs a disciplined, detail-oriented approach to contracts, negotiations, and risk evaluation, particularly in higher-value or competitive transactions.

I also hold a U.S. Coast Guard Master credential and have long been involved in the Annapolis sailing and waterfront community, including service on advisory boards for the U.S. Sailing Hall of Fame and the Annapolis Waterfront and Sailing Center. That perspective is especially valuable for buyers considering waterfront living, marina access, or boating-oriented communities.

By concentrating on a defined group of condo and townhome communities, I’m able to offer deeper insight, not broad generalizations.
